Before possession · Project preparation

Start the thinking early. Tie the orders to the right checks.

You can make useful progress before you receive the keys: clarify your rooms, storage, preferred finishes and spending priorities. Some decisions still depend on the handed-over site, its dimensions and permission to work.

01

Build a brief around everyday life

List the people using each room, work-from-home needs, guests and storage. Measure furniture you plan to keep and note appliances you own. Separate essential work from optional upgrades, so the first quotation reflects priorities instead of a collection of unrelated inspiration images.

Ask or check

Agree which rooms and new items belong in the initial scope, and which can wait.

What you leave with: A concise room brief, retained-item schedule and list of budget priorities.

02

Explore finishes without locking uncertain quantities

Compare materials, fitting options and reference images against the brief. Review your builder documents and available plan. Keep uncertain dimensions and services visible as open checks; a brochure layout is useful for planning but may not be sufficient for fabrication.

Ask or check

Record assumptions beside the relevant item and decide who will verify each one.

What you leave with: A design direction and preliminary scope with the remaining checks clearly identified.

03

Confirm the dependencies before ordering

Cabinets, countertops, curtains and other fitted items need appropriate measurements and installation conditions. Services, access, building requirements and the handed-over finish can affect the work. Ask the team to identify which approvals and site checks release each order.

Ask or check

Avoid fixing a start or handover date solely from an expected possession date.

What you leave with: An order and work sequence based on confirmed access, approved design and site readiness.

04

Keep one agreed set of decisions

Bring the plan, scope, material references and approved changes together. If possession or the apartment condition changes, review the affected quantities, costs and sequence with the team. Keep approvals in the shared project records rather than relying on a message that only one person has seen.

Ask or check

Check that the latest approved drawing, specification and quotation describe the same work.

What you leave with: A coordinated handover from planning into design, procurement and execution.

Put the decisions side by side.

Before access

Brief, preferences, retained-item list and scope discussion.

After required site checks

Final fitted dimensions, affected specifications and work sequence.

An expected possession date is not a guaranteed interiors start date. Make the dependencies explicit.

Start with the right layout.

Room sizes, openings, handed-over finishes and building requirements differ. Use your own development and mapped flat, then confirm the site-dependent details with the team.
